If you own a home on Wolfram Lane, Sharpsburg Boulevard, Cold Harbor Drive, Savage Station Circle and Stones River Court, then you are in the Summer Lakes East Homeowners Association.
- What does a Homeowners Association do?
An HOA is a group of resident members that governs a residential community, such as a neighborhood or a multi-unit building. It sets and enforces rules, known as covenants, codes, and restrictions, to protect and preserve the property value and the quality of life in the community. It also collects fees from the residents to pay for the maintenance and repair of common areas and other community expenses. An HOA may also handle conflicts and issues among the residents, such as noise, pet problems, or parking disputes. In a subdivision with individual homes, regulations may include what color you can paint your home, the exterior landscaping you can do, the types of vehicles you can park on the street or in your driveway (no RVs, for example), permissible type and height of fences, and restrictions on window coverings for windows facing the street.

- What are the Benefits of an HOA?
Keeps Property Values High If you invest a great deal of money in a home, one of your biggest hopes is that your home retains or even increases in value. However, while you can upgrade your own home and invest in renovations toward that goal, you don’t have a say in what your neighbors do. That’s where HOAs come in. An HOA helps to ensure residents are held accountable to community restrictions, and that individual properties and common areas are well-maintained. This all serves one underlying goal: to keep the community appealing to residents and future residents while keeping property values high.
Increases Community Engagement Another benefit of HOAs is that they immediately involve residents in community activities. Whether by hosting an event, holding forums for decisions that impact the neighborhood, or simply reaching out to meet new members of the community and invite them to meet others – HOAs work to make people feel a part of the community.

HOAs ensure that residents don’t have to confront one another on issues that can lead to aggression, but can resolve matters peacefully and efficiently. Lastly, the HOA is responsible for maintaining the physical barriers of the community, such as the fences, gates and walls.

That is further emphasized by the HOA fees delegated to the upkeep of all common areas. A well-maintained community means one where people want to move to, and one that keeps the value of your property up while you and your family enjoy the safety and security of living there. The value of a good HOA is the same as a good house – it’s an investment toward you and your family’s future.
